First-Time Home Buyer Programs in Georgia: 2026 Guide

One of the biggest misconceptions about buying a first home is that you need tens of thousands of dollars saved before you can even begin.

Some buyers will need substantial cash.

Others may qualify for mortgage programs and down-payment assistance that dramatically reduce the amount they have to bring to closing.

If you are planning to buy a home in Georgia, here are several programs worth discussing with an approved lender in 2026.

What Counts as a First-Time Home Buyer?

Being a “first-time buyer” does not always mean you have never owned a home.

Certain programs may consider someone a first-time buyer if they have not owned a primary residence during a specified period.

For example, Georgia Dream generally targets first-time buyers and certain buyers who have not owned a primary residence within the previous three years. Eligibility exceptions may also apply to purchases in targeted areas.

Always let the lender evaluate your specific situation before assuming you do or do not qualify.

Georgia Dream Homeownership Program

The Georgia Dream Homeownership Program is administered by the Georgia Department of Community Affairs.

For current 2026 program information, Georgia Dream targets eligible first-time buyers and has a maximum home sales price of up to $625,000, depending on the purchasing area.

Current maximum household income limits can reach:

  • $137,555 for households of 1–2 people
  • $158,188 for households of 3 or more people

Additional eligibility requirements apply.

Georgia Dream can be paired with eligible FHA, VA, USDA or conventional mortgage financing through participating lenders.

Georgia Dream Down Payment Assistance

Georgia Dream offers down-payment-assistance options to qualified borrowers.

Current program options include:

Standard Assistance
Eligible buyers may qualify for assistance equal to 5% of the purchase price, up to a maximum of $10,000.

PEN Assistance
Certain public protectors, educators, healthcare professionals, employees in qualifying industries and active military buyers may qualify for enhanced assistance of up to $12,500.

Choice Assistance
Eligible households that include a family member living with a disability may also qualify for assistance of up to $12,500.

Georgia Dream assistance is generally structured as a 0% second mortgage without a monthly payment rather than a traditional cash grant.

Repayment requirements apply, including when the home is sold, refinanced or is no longer occupied as the buyer’s primary residence.

Georgia DCA also requires eligible Georgia Dream borrowers receiving assistance to contribute at least $1,000 from their own funds or documented gift funds toward the purchase.

Peach Plus

Peach Plus is another Georgia DCA mortgage option and expands eligibility beyond the traditional Georgia Dream first-time-buyer structure.

Current 2026 guidelines include:

  • First-time and repeat buyers may qualify
  • Home sales price up to $725,000, depending on area
  • Household income limits up to $206,333 for 1–2 people
  • Household income limits up to $237,282 for 3 or more people
  • FHA and VA financing options
  • Down-payment assistance options

For Peach Plus, available assistance can include:

  • Standard: 3.5% of purchase price, up to $10,000
  • PEN: 4% of purchase price, up to $12,500
  • Choice: 4% of purchase price, up to $12,500

Because program rules and interest rates can change, buyers should obtain the current program terms directly from a participating lender.

Peach Advantage

Peach Advantage provides another option for buyers who may fall outside traditional Georgia Dream requirements.

The program is available to qualifying first-time and repeat buyers using eligible conventional financing.

Current guidelines include:

  • Home sales price up to $725,000 depending on area
  • Household income up to 150% of Area Median Income
  • Down-payment assistance equal to approximately 2%–5% of the first mortgage amount, depending on the option selected

This can be especially worth investigating for buyers who earn too much for some traditional assistance programs but still want help reducing their upfront cash requirement.

Peach Select VA

Qualified military veterans should also ask about Peach Select VA.

This Georgia program is available to eligible first-time and repeat buyers using VA financing.

Unlike several other Georgia Dream products, Peach Select VA does not include Georgia Dream down-payment assistance.

Its benefit is instead centered around a below-market-rate financing structure when available.

Because rates change, buyers should compare Peach Select VA with a traditional VA mortgage and any other available programs before choosing a loan.

Invest Atlanta Homebuyer Assistance Programs

If you are purchasing inside the City of Atlanta, your options may extend beyond statewide programs.

Invest Atlanta administers multiple homebuyer programs that can help qualifying buyers with expenses associated with purchasing a home.

Eligibility varies based on the specific program, property location, household income, financing and other requirements.

One important point:

Do not assume different assistance programs can automatically be combined.

Some Invest Atlanta programs have restrictions that prevent them from being combined with Georgia Dream or certain county-level assistance programs.

This is another reason financing strategy should be developed before you are under contract.

Atlanta BeltLine Mortgage Assistance Program

One of Atlanta’s newest homebuyer resources launched in July 2026.

The Atlanta BeltLine Mortgage Assistance Program provides qualifying buyers purchasing within specified areas of the BeltLine Tax Allocation District with mortgage assistance.

Eligible civil servants and qualifying legacy residents may receive up to $30,000 in assistance.

Other eligible buyers may receive up to $20,000.

Current program guidelines include:

  • Purchase in eligible BeltLine TAD areas
  • FHA, VA or conventional 30-year fixed financing
  • Minimum 620 credit score
  • Maximum loan amount of $400,000
  • No stated maximum purchase price, subject to program financing limitations
  • Income restrictions
  • Homebuyer education
  • Minimum buyer contribution
  • Liquid-asset limits

Eligible property types can include detached homes, townhomes, condos and certain 2–4-unit properties.

The assistance can potentially be applied toward expenses such as the down payment, closing costs, principal reduction or a permanent interest-rate reduction.

Can You Buy a House in Georgia With Very Little Money Out of Pocket?

Potentially.

But “down-payment assistance” does not necessarily mean you will purchase a home without spending any money.

Buyers may still need funds for expenses such as:

  • Earnest money
  • Inspections
  • Appraisal
  • Down payment not covered by assistance
  • Closing costs
  • Prepaid insurance
  • Reserves
  • Moving expenses

Seller concessions may also reduce some closing costs depending on your loan and negotiated contract.

The better question is not:

“How much down payment do I need?”

It is:

“What is my total estimated cash requirement under each financing option?”

That is the number your lender and agent should help you understand.

How to Get Started

Before applying randomly to assistance programs, follow this order:

  1. Talk with a lender familiar with Georgia and local assistance programs.
  2. Review your credit, income, savings and debt.
  3. Determine which programs you may qualify for.
  4. Compare monthly payment and total upfront cost.
  5. Complete required homebuyer education early.
  6. Establish your target home price.
  7. Begin the property search with your real estate agent.

A lower amount of cash at closing does not automatically mean a loan is the best financial option.

Compare interest rates, mortgage insurance, repayment requirements and total monthly payment as well.
